THE COMPARATIVE METHOD WITH MVI - PART 1
As second comparative analisis we’re using now the information of the Registrar of Spanish properties that are showing the exact value of the transactions registered in the area around the property
Take care that, for tax reduction reasons, it could happen that the transaction value is not exactely the value at which the properties were sold so it makes sense to consider the real value a bit higher
Evaluating the sales happened from the 1st of July 2023 we have 20 samples and the estimated selling value is roughly 2,95 Ml€ per property or 6.774 €/ mt2

THE COMPARATIVE METHOD WITH MVI - PART 2
Considering how fast is growing that specific high demanded area, we also looked at the sales happened from the 1st of January 2024. In this case we reduced the number of samples to 6 and the estimated selling value is roughly 3,55 Ml€ per property or 8.640 €/mt2

1)Signing a Non-Disclosure Agreement (NDA)

2)Submission of a Letter of Interest (LOI) If interested, please submit a detailed Letter of Interest containing the following information:
-Client Identification: Full identification of the client and, if applicable, their legal representative.
-Financial Capacity: Confirmation of the client’s financial ability to undertake the purchase.
-Economic Offer: Clear details on the proposed price, payment method, and initial deposit (not less than 10% for reservation), along with payment timelines and guarantees for the deposit amount.
-Contract Conditions: Proposed terms for the contract, including payment schedules and deed signing arrangements. Offers that require more than three months to finalise the contract or over 30 days for negotiation will not be considered, unless expressly extended in writing (one-time extension only for the same duration).
-Contact Person: Designation of a contact responsible for preparing and managing the agreement.
-Property Identification: Confirmation of understanding and acceptance of the 12 plots, including their legal and urban planning status.
