As a Portfolio Manager in Real Estate Investments, one of the key responsibilities is to analyse investment opportunities thoroughly to help my clients make informed decisions. This allows investors to save valuable time and understand whether a particular opportunity suits their investment profile. Today, I’d like to present a real investment opportunity located in Málaga, one of Spain’s most promising real estate markets.

The opportunity is centred around the acquisition and completion of a partially built residential building, located in Cruz de Humilladero, an area that has seen significant growth over the past year. Unlike standard renovation projects, this investment involves finalising the construction of the building, which adds a layer of complexity. For this reason, this opportunity is best suited to advanced investors who are not intimidated by the challenges that come with completing a construction project.



Why this location?

The building’s location is strategically advantageous:

  • Proximity to infrastructure: It’s just minutes away from the motorway, less than 10 minutes by car from Málaga airport, and within walking distance to a metro stop that offers easy access to the city centre. This makes commuting efficient, reducing dependency on driving and helping tenants or future buyers avoid city traffic.

  • Family-friendly amenities: The area also offers a range of amenities for families, including nurseries, primary and secondary schools, and a large park, making it highly attractive for long-term renters or buyers with families.

  • Growth potential: Over the past 12 months, this area has experienced significant development, with a 23.3% increase in property values, according to data from Idealista. Additionally, five new residential projects have either begun or are set to start soon, further boosting the area’s potential for appreciation.



Details of the project

The building itself is designed to include:

  • Five two-bedroom, two-bathroom apartments

  • One three-bedroom, two-bathroom duplex with a private 30m² terrace

  • Shared solarium for the other five apartments

  • Underground parking and spacious storage units for each apartment

  • A commercial unit with a large storage space for potential retail or business use






Investment analysis

Before presenting this opportunity, I conducted a thorough comparative market analysis. This involved studying other new developments in the area and using tools like Idealista and data from the Registro de la Propiedad to compare real sales transactions. The results show that this project is well-positioned to benefit from the area's ongoing growth and could provide a significant return on investment if completed and marketed correctly.
